These terms cover your use of ruyamustaqbal.com. They are not the terms of any service we provide to a client: those are set out in a written proposal and agreement, which take precedence over this page wherever the two differ.

Who we are

Ru’ya Mustaqbal is operated by LLC-FZ Horizon Ruya, licence number 0000004083283, registered with the Ras Al Khaimah Economic Zone Authority (RAKEZ), with its address at RAKEZ Business Zone, Al Nakheel Area, P.O. What this site is

The site presents our immersive sales tools for real-estate developers: photoreal Unreal Engine walkthroughs in which a buyer chooses finishes and furniture, delivered through headsets, laptops, gallery screens and browser links, white-labelled to a developer’s launch. The films, images and walkthroughs on the site are concept demonstrations built to show the method. They are not client projects and do not depict any development that is for sale.

Demo requests

Submitting the private demo form is a request for a conversation, not an order. No contract exists until both sides sign a written agreement. We may decline a demo request, for example where the project or timing is not a fit. Build slots, timings and any capacity we mention are subject to that written agreement.

Using the site

You may browse the site and share links to it. You may not copy, download, re-host or edit our films, renders, images, text or code, or use them in any sales material or presentation, without our written permission. You may not probe the site’s security, submit false or automated form entries, or use the site in breach of UAE law.

Intellectual property

The Ru’ya Mustaqbal and Ru’ya Horizon names, marks and logos, the sample villa and its renders, the films, the narration scripts and the site design are owned by us or our licensors. Unreal Engine is a trademark of Epic Games, Inc.; Meta Quest is a trademark of Meta Platforms, Inc. Their use on this site does not imply endorsement.

Third-party services

The narrated film is streamed from YouTube, typefaces from Google Fonts, and the WhatsApp button opens WhatsApp. Each is governed by its own terms and privacy policy. We are not responsible for those services or for any site we link to.

No advice, no guarantees

Material on this site describes how our tools work and how a launch can be run with them. It is general information, not advice for a specific project, and it is not a promise of any sales result. Any figures we quote are labelled as examples or attributed to their source. The site is provided as it is; we do not warrant that it will be uninterrupted or free of errors.

Liability

To the extent UAE law allows, we are not liable for any loss arising from use of, or reliance on, this site, including indirect loss, loss of profit or loss of business opportunity. Nothing here limits liability that cannot be limited by law. Liability under a client agreement is governed by that agreement, not by this page.

Privacy

How we handle personal data, including demo requests, is explained in our Privacy Policy, which forms part of these terms.

Governing law

These terms are governed by the federal laws of the United Arab Emirates as applied in the Emirate of Ras Al Khaimah. Disputes about the site go to the courts of Ras Al Khaimah. If any part of these terms is found unenforceable, the rest still applies.

Changes

We may update these terms by publishing a new version on this page with a new date. Continued use of the site after that date means the new version applies.
